Chapter 17.22 TWO-FAMILY RESIDENTIAL ZONE (R-2)
17.22.010 R-2 district--Purpose.

17.22.010 R-2 district--Purpose.
The R-2 district is a residential zone classification which permits a
higher density population than the R-1 district. This district provides for the
establishment of two-family dwellings, while insuring a high degree of
protection from hazards, objectionable influences, traffic and building
congestion, and lack of light, air and privacy. Certain essential and compatible
public service facilities and institutions are permitted in this district. (Ord.

17.22.020 R-2 district--Permitted uses.
The following uses are permitted in any R-2
district:
A. Single-family; site-built or manufactured; two-family;
triplexes and small lot single-family dwellings and multiple-family dwellings
and their customary uses;
B. Churches, community clubhouses, noncommercial
art galleries, libraries, museums, schools and parks;
C. Family child care
homes, subject to the conditions set forth in Sections 17.36.070 and 17.36.080
of this title;
D. Child day care centers operated in a school, church or
community clubhouse;
E. Manufactured Home Parks. See Chapter 16.20 of this
code;
F. Manufactured homes, subject to KMC Section 17.20.060(G). (Ord. 1166

17.22.030 R-2 district--Secondary uses.
The following uses are permitted in an R-2 district in conjunction with,
but subordinate to, any of the uses permitted in Section 17.22.020:
A. Any
secondary use permitted in an R-1 district as per Section 17.20.040. (Ord. 1037

17.22.040 R-2 district--Prohibited uses.
The following uses and any other use not expressly permitted are
prohibited in an R-2 district:
A. Stables and kennels;
B. Commercial and
industrial uses other than home occupations permitted by Section
17.36.070;
C. Repair, storage and parking of trucks and trailers in excess
of six thousand pounds gross weight;
D. Individual recreation vehicles
(RV’s) used for dwelling purposes;
E. RV Parks.

17.22.050 R-2 district--Minimum requirements.
The minimum lot area, lot dimensions and yard requirements in the R-2
district are as follows:
A. Single-family dwellings and manufactured homes:
lot area of not less than five thousand square feet, with a minimum lot width of
fifty feet and minimum lot depth of one hundred feet;
B. The flag stem on a
flag lot shall not be used to calculate minimum lot
dimensions;
C. Two-family dwelling; lot area of not less than six thousand
five hundred square feet, with a minimum lot width of sixty-five feet and
minimum lot depth of one hundred feet;
D. Front yard: each lot shall have a
front yard containing a minimum depth of twenty-five feet from any structure to
the front property line, except in the case of new subdivision and development
applications received after July 1, 2004 which shall have a minimum depth of
twenty feet from any structure to the front property line;
E. Side yards:
for a single-family dwelling the side yards shall be a minimum of five feet in
width. For two-family and multifamily dwellings, each side shall be a minimum of
eight feet in width. However, for any corner lot, the side yard adjoining the
street shall not be less than fifteen feet in width;
F. Rear yard: fifteen
feet;
G. Small lot yard requirements in the R-2 zone: small lot yard
requirements and lot coverage shall be the same as provided in Section 17.23.050
of this title;
H. Small lot site-plan review: any building proposed to
locate on a lot with less than the minimum lot area and lot dimensions set forth
in subsections A through F of this section must first submit a site development
plan to be reviewed and approved by the city public works director. The site
plan shall comply to the standards as set forth in Chapter 17.23 of this
title;
I. Manufactured homes shall comply with KMC Section 17.20.060(G).

17.22.060 R-2 district--Percentage of lot coverage.
On any standard sized lot in an R-2 district, all buildings, including
accessory buildings and structures, but excluding patios with open lattice or
similar type roof construction, shall cover not more than fifty percent of the
area of such lot. (Ord. 944 § 5 (part), 1996: Ord. 491 § 4.15,

17.22.070 R-2 district--Maximum height of buildings.
No building in an R-2 district shall exceed thirty-five feet in height. No
accessory building or structure shall exceed fifteen feet in height. (Ord. 944

17.22.080 R-2 district--Off-street parking.
Off-street parking shall be provided in any R-2 district in accordance
with the requirements of Chapter 17.44. (Ord. 944 § 5 (part), 1996: Ord.
